BTO Aircon Installation Singapore: Complete Guide for New Homeowners

Brand new Mitsubishi Electric aircon freshly installed in a Singapore BTO unit

You've just collected your BTO keys. Congratulations! Now the panic begins — when do you install aircon? Before or after renovation? System 3 or 4? Which brand? Here's the practical guide from a 34-year family aircon business, written for a homeowner, not for SEO bots.

When to install — timing matters

Install aircon AFTER renovation but BEFORE moving in, ideally. Here's why:

  • Trunking (the white casing that hides aircon pipework) is easier to run when walls are bare and floors aren't laid
  • Painters can paint over trunking before furniture goes in
  • Drilling vibration won't damage your new furniture
  • Technicians have unobstructed access to the walls

The standard sequence: 1. Defect rectification → 2. Renovation → 3. Aircon installation → 4. Final furnishing → 5. Move in.

System 2 vs 3 vs 4 — which for your BTO?

The "system number" = how many indoor units share one outdoor compressor. Choose based on rooms and family size:

  • System 2 — 2-room BTO or 3-room HDB (master bedroom + living)
  • System 3 — most 4-room BTOs (master + 1 common + living) — most popular choice
  • System 4 — 5-room flat or households planning ahead (master + 2 commons + living)

Tip from experience: if you might convert a bedroom to a study/WFH room in the future, install System 4 now. Retrofitting later costs more than getting it right the first time.

Recommended brands for Singapore climate

After 34 years of installing and servicing every major brand, we recommend:

  • Mitsubishi Electric Starmex — quietest operation, best for bedrooms, excellent build quality
  • Daikin iSmile EcoXL — best inverter efficiency, lowest long-term electricity

Both have 24×7 service support in Singapore and parts availability for 10+ years. We don't install Samsung (poor service support locally) — we'll service them but not new install.

Typical BTO install timeline (1 day)

  1. 9 AM — Outdoor unit bracket mounting on parapet wall
  2. 10 AM — Trunking route marked, drilling through walls
  3. 11 AM–1 PM — Copper piping run inside trunking, drainage pipe routed to nearest drain point
  4. 2–4 PM — Indoor units mounted, refrigerant lines connected, electrical connected
  5. 4–5 PM — Vacuum test, refrigerant charge, system test, customer handover

A System 3 install for a 4-room BTO typically takes one full day. System 4 may need 1.5 days.

Cost reality check (2026 prices)

Honest range for installation including system + materials + labour, but excluding electrical sub-distribution board work (which is your electrician's job):

  • System 3 Mitsubishi Starmex (1×24,000 BTU outdoor + 3×9,000 BTU indoor): around $2,800–$3,800
  • System 4 Daikin EcoXL (1×28,000 BTU outdoor + 4×9,000 BTU indoor): around $3,800–$4,800

Anyone quoting under $2,300 for a Mitsubishi System 3 install is using cheaper materials, smaller piping, or skipping the proper vacuum test. Walk away.

What to ask EVERY installer (red flag detection)

  • Are you HDB-licensed? (We are — SSA2300033)
  • What gauge copper pipe will you use? (Should be ½ inch for liquid, ¾ inch for gas)
  • How long do you vacuum-pump before charging refrigerant? (Should be 20+ minutes — anything shorter risks moisture in the system)
  • What's the warranty on installation (separate from manufacturer warranty)?
  • Are you employees or freelance subcontractors?

Frequently asked questions

When should I start contacting aircon installers after collecting BTO keys?

Right after defect inspection is filed. Good installers book 4–6 weeks ahead, especially during BTO key collection seasons (March, September). Don't wait until renovation is finishing.

Do I need to inform HDB about aircon installation?

For standard wall-mounted units installed using HDB-approved structural support brackets, no separate permit is needed if you use an HDB-licensed installer. The installer takes responsibility for compliance.

Can I save money by buying the units myself and just hiring labour?

Possible, but risky. If a manufacturer defect appears, the installer won't cover warranty claims for units they didn't supply. The savings (~$200–$400) rarely justify the headache. Buy bundled.
